In most noble part of Le Marais, near St Paul and famous Place des Vosges

APARTMENT
This 27 sqm studio apartment with very high ceiling offers a mezzanine
with a double bed and a television set, a sofa and a table+3 chairs below the mezzanine, an open kitchen corner, a shower room with toilet, and a large cupboard at the bottom of the entrance corridor.
Linen are supplied, not bath towels for rental periods of 3 months or more.

AVAILABILITY and PRICING
Available for short or mid term stays, roughly between 1 week and 6 months.
Exceptionnally more, up to one year, with possible renewal to be confirmed.

For at least 4 months and up to 6 months or sometimes more,
the monthly rate including rent, utilities and time proportional share of taxe d'habitation, is 1000 euros per month.
Additional costs include
- electricity (estimates : about 50 euros per month in the summertime, more in the winter time (heating is electrical)
- telecommunications : a package including high speed access to Internet + cable TV + limited phone services, is already installed, the base flat rate service is charged at 2 euros per night),

Weekly all-in rate for a short stay : 4,800 euros
refundable safety and key deposit : 1,500 euros
Below is the list of business terms pepared by the owner, which is a good example that could be used for other luxury rental places
Payments
Payment is made in Euros. The Full rent must be paid for bookings less than 3 months from arrival date. 50% of rent is paid for bookings more than 3 month, with the remainder due 3 months prior to the arrival date. The reservation will be guaranteed only when this payment has been received.
Monthly payment Contact the Owner.
Payment can be made by either wire transfer or by credit card. Add 3.5% to the total amount for payments by Visa or Master Card. The tenant pays the currency conversion, wire transfer charge and intermediary correspondence banking charges if required. The lessor pays the charges to receive the transfer.
Cancellation
Cancellations of 3 months or more from arrival day, 50% of total rent is retained by the landlord. 100% of the rent is retained for cancelations of less than 3 months. If the Landlord cancels the booking due to uncontrollable circumstances, 100% of the rent will be returned to the tenant.
Security deposit
The Security Deposit is 1500.00 euro paid 10 working days before arrival. The security deposit is fully refundable after check out within 3 to 7 working days. The purpose of the security deposit is to cover us from potential damage, replacing, missing property items and telephone calls.
The Security Deposit will be charged on a Visa or MasterCard. No additional fees are charged. Provide Cardholder Name, Billing address, E-mail address. Please do not send us the credit card number. Tenant receives a secure payment link by email from: www.saferpay.com where you can safely enter your payment details.
Rental charge
The rental charge includes welcoming taxes, greeter, linen, hot water, heating and air conditioning, electricity, international phone calls (see Phone usage), housekeeping 3- 5 days a week and airport transport.
Check In/Out
Check-in time is 3:00PM (15:00). Check-out is 10:00AM.
We frequently have check in, check outs on the same day. Guaranteed early check-in therefore (from 08:00AM to 12:00) is 250.00euro, as we block the previous day. We can store your luggage only after 12:00. For security reason clients are not allowed to enter the rooms until check in time at 15:00.
To ensure proper planning for cleaning, welcoming, transport, etc., your flight/Train arrival and departure full information of Arrival/Departure is mandatory.
Transportation
Your rent includes transportation for one arrival and departure. The driver waits for you, help you with the luggage to the apartment where we welcome you. For your return please reconfirm your booking with your driver 24 hours before check out.
For additional Transport: 110.00 euro per trip (5 to 7 people), 90.00euro per trip (1 to 4 people).
Children
the apartment is not childproof. Tenant examines the photos of the staircase and railings. To determines suitability.
Phone usage
Free phone calls to landlines in Europe, the United States, Canada. Australia, South Korea (except Alaska)! Please note: Not free to cell phones in Europe. Cell phones are free only to the United States and Canada.
Damage settlement
It is tenants responsibility to inform the owner immediately of any accident or deterioration occurring during premise lease. If needed to settle any amount by credit card, we will deduct the cost of damage plus Tax and 3.5% processing charge. The balance will be credited 1 to 3 weeks after check out. depend on the Damage. settlement can be paid in cash for small items to avoid the charges 3.5%.
To replace a lost key, we are obligated to change the lock and the keys at 980.00 euro plus Tax.
No smoking
No smoking is allowed in the apartment.
You are welcome to enjoy your cigarette in the Garden.
Security
To insure the security of the apartment, all windows must be locked. The main door double locked when you are leaving the apartment and the alarm set to ON.
Peacefulness.
One of the main attractions of the building is its peacefulness, being 50 meters off the building entrance. Rolling of luggage across the cobblestones will raise complaints from our neighbors regarding the noise.
Please do not roll your luggage over the cobblestones.
Usage
The apartment cannot be used for commercial purposes. only for family and private lodging.
The Client undertakes not to lodge in the Property a greater number of persons than that mentioned in the Booking Confirmation
